I am sorry to see you go and that this letter will provide a smooth transition before I meet you to undertake the final inspection of the apartment before you move out.
Please ensure that rent is up to date by the time you vacate.
I would like to run inspections please on the few Saturdays in the lead up to when you vacate, including the day you vacate if this falls on a Saturday. Inspections will generally be run on Saturdays at 10am to 11am. Please assume all of these inspections will proceed unless I advise otherwise. I may also request to run the odd ad hoc inspection. Of course if I secure replacement tenant/s quickly I may not need to run all the inspections. I’m also happy if you want to pass my details on to any of your friends that may be looking for a property to rent.
Thank you for arranging for the apartment to be ‘end of lease’ deep cleaned. As part of this, please ensure that the carpets are steam or dry cleaned before you move out and before I conduct the vacate inspection. I suggest Jim’s Cleaning in Braddon ph: 1300 989 471 https://www.jimscleaning.net.au/end-of-lease-cleaning. I’ve used all these before and they do an excellent job and are generally willing to come back at no extra cost to rectify any outstanding issues.
Please provide any cleaning receipts for the cleaning that you get done so I can show the next tenants.
There is a general cleaning checklist located here https://canberracitystay.com/cleaningchecklist.pdf which I provided to you at the start of the lease and it outlines my expectations. The main things I will focus on at the inspection is the bathroom including tile grout, kitchen (including inside cupboards, fridge/freezer (inside including defrost, clean inside, underneath and behind), oven and microwave, carpet, all accessible windows including presence of any mould on window frames. Please also ensure the doors are wiped down.
The state of the accommodation when you moved in was recorded in the “Condition of Premises Report” that we each signed. Please let me know if the condition of anything listed in this report has changed.
There was also an “Inventory” list of items in the apartment that we each signed. Please ensure that before you move out all items listed in the Inventory remain in the apartment or, let me know if anything has been damaged/broken/missing and ensure any such items are replaced.
I will ensure the bond is refunded in full after you vacate provided you are up to date with payments, the apartment is cleaned and apartment and inventory condition remains in essentially the same state as when you moved in (excluding fair wear and tear of course). After the bond form is lodged, the bond office should process it in a few weeks.
Remember to inform ActewAGL (electricity) and any other service providers (eg phone, internet) when you know the date that you are vacating so that they can calculate and apportion your final account payments. Also you may wish to contact the post office and ask them to re-direct any of your mail.
