NOTICE IS GIVEN THAT:*
You have breached the Residential Tenancy Agreement by having an unauthorised individual live at the premises without my consent. If you ensure that the unauthorised individual vacates the premises by the Date of Effect of this Notice, no further action will be taken and the tenancy continues.
NOTICE IS GIVEN THAT:*
Rent is overdue. I demand that payment of the full amount of overdue rent be paid to me to the same bank account that you normally pay rent into per our signed residential tenancy agreement. If you pay all outstanding rent due by the Date of Effect of this Notice, no further action will be taken and the tenancy continues.
NOTICE IS GIVEN THAT:*
All Lessees/tenants are required to vacate the premises by the Date of Effect of this Notice. Rent is overdue. I demand that payment of the full amount of overdue rent be paid to me to the same bank account that you normally pay rent into per our signed residential tenancy agreement.
THE GROUNDS on which this notice is served are:*
You have failed to comply with the provisions of our Residential Tenancy Agreement dated XX MONTH YEAR, which requires a fortnightly payment of $XX rent in advance. Under the lease, the full amount of overdue rent is $XX to cover the period XX MONTH YEAR to XX MONTH YEAR.

You have failed to comply with the provisions of our Residential Tenancy Agreement dated XX MONTH YEAR, which requires that "The tenant must not assign or sublet the premises or any part of them without the written consent of the lessor" - Sub-clause 72(1) I have been advised that there is an individual who is not listed on the Residential Tenancy Agreement that has been living at the property since DD MONTH YYYY.
This is the second Notice served upon you in relation to this issue. If this Notice is not complied with by the Date of Effect of this Notice, then in accordance with our Residential Tenancy Agreement and the Residential Tenancies Act 1997, my next actions are to: - service you with a Notice To Vacate the premises; and - make an application to the ACT Civil and Administrative Tribunal.

Our current Residential Tenancy Agreement dated XX MONTH YEAR reverts to a periodic tenancy after the fixed term finishing date on XX MONTH YEAR. I, the Lessor and landlord can terminate the periodic tenancy by serving a Notice to Vacate if I genuinely intend to live at the premises. I must give you at least 8 weeks notice. No further action will be taken if by the Date of Effect of this Notice you vacate the premises, pay all the overdue rent and you leave the premises and it’s inventory in an acceptable clean, tidy and undamaged condition including per the terms of our Residential Tenancy Agreement. --- You have failed to comply with the provisions of our Residential Tenancy Agreement dated XX MONTH YEAR, which requires a fortnightly payment of $XX rent in advance. Under the lease, the full amount of overdue rent is $XX to cover the period XX MONTH YEAR to XX MONTH YEAR. This Notice to Vacate is the third notice that you have been served in relation to the issue. You have failed to rectify the issue after being previously serviced with two Notices to Remedy the issue.
